How Much Is A Prefab Home?

This is not always an easy question to answer as there are many factors that impact construction costs. The cost to build and finish a move-in ready home is dependent on how you’re building and where you are building.  Will you be building yourself, acting as your own General Contractor and hiring out sub-trades or hiring a GC to manage the entire project?  Are you building within city limits or rural, remote or semi-remote? 

There are many variables that impact build costs.  Without a specific plan that is spec’d with your building materials, most General Contractors will tell you $200 a square foot or the average cost for your Region.  In most Regions, $200 seems to be the average.  Perhaps it will be closer to $175 if you are building a larger footprint or putting in sweat equity.  Alternatively, your build costs may be closer to $250 with higher end finishes and a more expensive mechanical system. So $200 a square foot is a good budget number to use to get you within your budgetary range for a General Contractor to build you a move in ready home.  For example, if you are looking at building a 1,500 square foot home, this would put you in the $300,000 range and help guide you when considering plans and square footage.
